Downtown Billings Gets $40M Hotel, Tower, and Historic Conversions

The $40 million AC Hotel Billings, a seven-story Marriott property with approximately 140 rooms and a rooftop bar, is under construction next to Burger Dive on the site of the former Rockman Building with completion projected for summer 2027.

AC Hotel Billings

Work on the AC Hotel Billings follows demolition of the Rockman Building and places the new property in a central downtown location. The project adds hospitality capacity at a time when downtown Billings recorded 25 new business openings in 2025 against eight closures, according to local tracking.

Futurity Tower

The Futurity Tower is planned as a 12-story, 140-foot mass timber building at N. 29th Street and First Avenue North. It is described as Montana's first high-rise since 1984 and targets LEED Platinum certification with two floors of retail and ten floors of housing.

Old Billings Hardware Building

The Old Billings Hardware Building at 2802 Montana Ave. is being converted into 27 loft-style apartments and retail space, with activity underway in 2026. Construction is scheduled to begin in the first quarter of 2026 and finish by summer 2027.

These projects sit alongside other activity including a Tractor Supply Co. store under construction behind the Costco site at 3880 Zoo Dr. on the west end. Downtown Billings also has nine additional businesses committed for early 2026, including eateries, retail shops and a coffee shop.

Developers and city records indicate the projects will add residential units, retail space and visitor accommodations without altering established timelines.
